Leaking Roof
The function of a roof is to provide shelter for the structure and its inhabitants from volatile weather such as rain, snow, wind, sun, and extreme temperatures. Water infiltration is your home’s greatest enemy, and if left unchecked, can quickly cause structural problems. Fixing a small leak at its onset is a small price to pay in contrast to when for the roof to leak which could causes thousands of dollars in repairs.
In addition to water, there are other factors that cause roofs to leak, these include; broken or missing shingles from storm, pest, tree, or shrub damage, deteriorating flashing, snow and ice damage or an older roof that is deteriorating.
Broken & Missing Shingles
There is no such thing as an invincible shingle. Here in northern Allegheny County we get all four seasons, sometimes in the same week (we are locals after all.) Our climate creates many freeze thaw cycles which can create ice damns that clog up gutters. Water freezes when it expands and with full gutters it starts pushing back up and under the shingles. Roof Flashing Damage
What exactly is “roof flashing?” Flashing is used whenever the plane of the roof meets a vertical surface like a chimney, dormer, or skylight. Flashing is typically made of a thin non-corrosive metal like galvanized tin, aluminum, or copper. Flashing is married to the surfaces using a type of sealant designed for use with the flashing system. Flashing, like most things, is not designed to last forever. Sealing materials can shrink and deteriorate under extreme weather and years of direct exposure to UV rays and the elements. Damaged flashing can also be a result of the same factors that can damage your shingles. The most common reason for damaged flashing is a leaky roof. Clogged Gutters Create Ice Damns
Gutters are designed to efficiently divert moisture that follows the roofing plane away from your home. The size of your gutters is specific to the region you live in. However, when your gutters are clogged, they fill up like a bucket. Once full, the water can no longer be drawn away from the structure and starts to flow back up and under your shingles.
