What exactly is “roof flashing?” Flashing is used whenever the plane of the roof meets a vertical surface like a chimney, dormer, or skylight. Flashing is typically made of a thin non-corrosive metal like galvanized tin, aluminum, or copper. Flashing is married to the surfaces using a type of sealant designed for use with the flashing system. Flashing, like most things, is not designed to last forever. Sealing materials can shrink and deteriorate under extreme weather and years of direct exposure to UV rays and the elements. Damaged flashing can also be a result of the same factors that can damage your shingles. The most common reason for damaged flashing is a leaky roof.
